Inside Elizabeth Holmes’ Secret Oceanfront Rental Seen in ‘You Can See Everything’ Documentary a Month Before She’s Sent to Prison

The Theranos founder's new documentary was filmed in secret at an ultraprivate home she rented before going to prison.

The Elizabeth Holmes documentary “You Can See Everything” takes place in the Theranos founder’s former Del Mar, CA, rental—and the property’s location in an exclusive, gated community could be just part of the reason the film’s unexpected release was such a smash.

The project—directed by Nathan Fielder and Lance Oppenheim—was kept secret for the four years it was in production, leaving viewers in awe after the documentary’s surprise Sept. 6 premiere at Telluride Film Festival.

Holmes and her partner, Billy Evans, invited the film crew—which Oppenheim told Variety was intentionally kept intimate to keep the project a secret—to reside in the guesthouse of the home for the 34 days before she reported to Federal Prison Camp in Bryan, TX, on May 30, 2023.

“Keeping it under wraps was very important because we never wanted to get in front of what we were capturing,” the director shared.

The crew would typically shoot for 16-hour days, with Fielder telling Variety that cameras were strategically positioned to “cover the whole house” so nothing would be missed.

The four-bedroom, four-bathroom beachfront property is located in an ultraprivate community less than a half-hour from San Diego. Called Sandy Lane, it features just about a dozen residences.

“This is basically a hidden community. It’s a guard-gated community, which is so rare on a beach, which is why you have a lot of high-profile individuals up and down this strip,” celebrity real estate agent Josh Altman explained in a home tour of another property on the community’s sole street.

Given the home's private location—and considering California’s anti-paparazzi legislation protecting private property from capture—it’s plain to see why Holmes and Evans opted to rent the 2,200-square-foot dwelling in the time leading up to her imprisonment.

The New York Times also previously reported that the couple and their two children moved to the area to be nearer to Evans’ family. His parents, William L. Evans and Susan Evans, are the hotel magnates behind Evans Hotels, a San Diego–based hospitality company.

Although the property is currently off-market, a previous listing indicates the single-story home was built in 1948 and includes direct access to the private beach.

As seen in the film, the abode features tall ceilings with exposed-beams and sizable windows connecting the home to the serene surrounding landscape. Midcentury modern design is present throughout the home, which is paneled in honey-hued wood.

While Realtor.com® estimates the property’s current market value to be about $5.8 million, it’s unclear just how much Holmes and Evans shelled out to reside there temporarily. The most recent publicly listed rent was $5,650 a month in 2015, which is a decrease from the $5,950 rent it was listed for in 2012.

The Sandy Lane spot is not the only prominent rental property Holmes has retreated to since her legal troubles began. During her trial from Aug. 31, 2021, to Jan. 3, 2022, she resided in one of the seven homes of San Francisco’s notable Green Gables.

The sprawling 74-acre property was owned by the Fleishhacker family for over a century before it was sold for a record-breaking $85 million in 2025.

Before Theranos came crumbling down, Holmes and her former business and romantic partner, Ramesh “Sunny” Balwani, purchased a $9 million French provincial manor in Atherton, a wealthy enclave of Silicon Valley.

Privacy was likely a factor in that decision, as well, as the five-bedroom, 5.5-bathroom mansion was set behind a gated entrance and tall trees.

The home was considerably more lavish than the beach bungalow that serves as the backdrop for “You Can See Everything,” with a 6,800-square-foot main home accompanied by gardens, a pool, and a pavilion on a 1.16-acre lot.

Along with the couple’s young children, Evans has since relocated from California to Texas, so the family can visit Holmes in prison, where she is serving an 11-year sentence for three counts of wire fraud and one count of conspiracy to commit wire fraud.

The sentence was reduced to nine years for good behavior, and Holmes has since been approved for placement in a community correction center, ABC News reported, citing an update from the Department of Justice's Victim Notification System.

Holmes is scheduled to be placed in the Austin Transitional Center in De Valle, TX, in August 2027.
